Frequently Asked Questions

Have a few questions?  Many people do.  Selling a house is something most people do once or twice in a lifetime.  Since this is our business, we deal with these questions every day.  If we don’t have the answer for you ourselves, we’ll help you find the answer from a qualified professional.

Below, you’ll see a collection of some of the common questions we get along with our answers. If you still have a question, please feel free to send an email through our contact page or give us a call anytime.

Q:  What are the benefits of working with a cash buyer?

A: There are a few reasons our client’s have preferred working us.  One is speed, the other is financial. Cash buyers can move more quickly. We do not deal with banks, so there are no delays that could be caused by a bank’s appraiser.  We do not depend on their approval, so we can make the decision to purchase your house within about 24-48 hours.  Cash buyers also can buy houses “as-is,” even if they have major repairs needed, such as roof, mold, or foundation issues.  We will foot the bill to fix those issues, relieving you from having to put any money into the house before it’s sold.

Q:  Are you actually listing my house on the MLS or buying it?
A:  Great question. We’re not realtors or agents, and we don’t list houses.  We buy houses in Cobb County  that fit our buying criteria. From there we may repair the house and resell it to another home owner or keep it as a rental ourselves.

Q:  Do you pay fair prices for properties?
A:  We have to purchase a house below market value so we can resell it at a profit to another home owner.  However, if you’re in foreclosure you likely don’t have equity.  We can often negotiate with the lender for a discount on the property. In the end, we have to get a fair discount on a property so we have room to make a profit when we resell it.  The benefit we bring in order to create a win-win situation is a fast, no hassle, all-cash offer.  We can close quickly, are very flexible on terms of the sale, and will buy your house in any condition. If that’s what you’re looking for and you see the value in getting your house sold fast, let’s talk and see if we can come to a fair price.

Q:  How do you determine the price to offer on my house?
A:  Great question I’m glad you asked.  Our process is rather simple. We look at the location, the current condition, what repairs are needed,  and values of comparable houses sold in the area recently. We’ll always present this information to you when we make you an offer.

As you know, house values have taken a huge hit in the last 8 years and some areas still haven’t seen prices come back up.  We take everything into consideration and come up with a fair price that works for us and works for you too.

Q:  Are there any fees or commissions to work with you?
A:  There are NO fees or commissions to work with us.  We’ll make you an offer, and if its a fit… we’ll buy your house (and we’ll often pay for the closing costs too!).  The price we agree on is the price you’ll get at closing. No hassle. No fees.

We make our money after we pay for repairs on the house (if any) to fix it up so it’s retail-ready.  Then we market the house, and sell it for a profit.  The good news for you is that we take all of the risk as to whether we can sell it for a profit or not. Once we buy the house from you, the responsibility is ours. You walk away without the burden of the property and it’s payments… and often times with cash in your hand!

Q:  How are you different from a real estate agent?
A:  Real estate agents list properties and hope that someone will buy them. The average time to sell a property in many markets right now is up to 3 months, even though it is a seller’s market!

As you know, you pay a commission as a percent of the sales price when you work with a real estate agent. Often times it’s 3-6% of the sales price (ie. for a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent).  Agents provide a great service for those that can wait 3 months to sell and don’t mind paying the commission on the sale.

Our company actually buys houses. We don’t list houses.  Since we’re actually the one buying the house from you, and we pay with all cash, we can make a decision to buy your house within a couple days (sometimes the same day).  We make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (that’s the hard part).

Q:  Is there any obligation when I submit my info?
A:  No obligation at all. Once you tell us a bit about your property, we’ll take a look at things, set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us. We won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.

Q:  Do I need to do any repairs to my house before I sell it to you?

A:  No, not at all.  We can buy any house in any condition.  From foundation trouble to roof problems, electric issues to plumbing leaks – we handle it all.  It’s our business!  You can even decide what to take with you and what to leave in the house.  We make the repairs and cosmetic updates to make the house beautiful.  Then we sell it to a happy new homeowner.  We put ALL of the time, money and risk into the house so you don’t have to.  You just get the cash at closing and can walk away!
